Liverpool has the highest number of homes listed per estate agent branch of any major British city, according to the latest research from EXP UK, although there are marked regional differences in how stock is reaching the market at the start of 2026.

The firm analysed 14 cities, comparing how many estate agents they have against the homes listed for sale and then calculating the average number of properties handled per branch.

Liverpool is the most active

Liverpool has the most active market, with around 116 estate agents and 4,505 homes for sale, meaning the average agent is handling roughly 39 properties.

Bradford was not far behind, with 33 agents and 1,241 listings, which equates to 38 homes per branch. Leicester was in third place with 28 homes per agent, while Manchester, Sheffield and Birmingham each have an average of 26.

Brighton and London also performed strongly, with agents listing an average of 24 and 23 homes respectively.

At the opposite end of the scale, Scottish cities have the lowest volumes per branch. Edinburgh agents are marketing 12 homes on average, while Glasgow ranks bottom with just seven.

“However, the national picture only tells part of the story and activity levels continue to differ considerably at a regional level. Our latest analysis shows that it is Liverpool’s agents who are currently among the busiest in the country, with particularly strong levels of stock coming to market.

“This highlights how local market dynamics, seller confidence and buyer demand continue to shape conditions on the ground, reinforcing the importance of regional insight when assessing overall market health.”
